FHA Loans in Downey, CA

If you are thinking about buying a home in Downey and want to understand FHA loans before you talk to anyone, this page is a good place to start. I'm Charlie Lara, a loan officer with Elevate Mortgage. Our office is on Florence Avenue in Downey, and I explain your options in English or Spanish.

Elevate Mortgage is a mortgage broker. That means I can compare FHA loans from a number of wholesale lenders, along with other loan types, and help you see how they stack up for your situation.

What is an FHA loan?

An FHA loan is a home loan insured by the Federal Housing Administration, which is part of the U.S. Department of Housing and Urban Development (HUD). The FHA does not lend the money. A private lender makes the loan, and the FHA insurance lowers the lender's risk. Because of that, FHA guidelines are often more flexible than many conventional loans.

In plain terms, FHA loans:

  • Allow a lower down payment than many conventional loans
  • Can be more flexible about credit history and past credit issues
  • Allow gift funds from eligible family members toward your down payment
  • Can be used for a single-family home, an FHA-approved condo, or a small multi-unit property you will live in
  • Include mortgage insurance, paid upfront and as part of your monthly payment
  • Have loan limits set by county, so the maximum loan amount depends on where the home is

Who an FHA loan may fit

FHA is not only for first-time buyers. It can be a good match if you:

  • Are buying a home you will live in as your primary residence
  • Have saved some money for a down payment but not a large amount
  • Are rebuilding credit or have a shorter credit history
  • Have a higher share of monthly debt compared with your income
  • Have a family member who wants to help with a gift

FHA may not be the right choice for everyone. If you have strong credit and a larger down payment, a conventional loan may cost less over time because its mortgage insurance rules are different. Looking at both side by side is usually the clearest way to decide.

Buying an FHA home in Downey: what to know

Downey has many older single-family homes, along with condos and townhomes near the city's main corridors. A few things come up often:

  • Appraisal and property condition. FHA appraisers check that the home meets basic safety and livability standards. On older homes, items such as peeling paint, roof wear or broken handrails can come up. We can talk through these before you make an offer.
  • Condos. For an FHA loan on a condo, the complex usually needs FHA approval. I can check a specific address for you.
  • Seller help with closing costs. FHA allows sellers to contribute toward some of your closing costs, within program limits. Your agent can ask about this during negotiations.
  • Rate buydowns. Some buyers ask the seller for a credit that can be used to lower the interest rate for a period of time or for the life of the loan. Whether that makes sense depends on your plans.

Filing taxes with an ITIN?

FHA loans generally require a Social Security number. If you file taxes with an ITIN, there are separate home loan programs that may work for you. They follow different guidelines, and I can explain how they compare. Read more on our Spanish page about ITIN home loans: Préstamos ITIN para comprar casa en Los Ángeles.

How the process works

  1. Talk with Charlie. We start with your goals, your budget and your questions.
  2. Review your information. We look at income, credit, savings and any help you may receive.
  3. Compare options. We look at FHA next to other loans and go over estimated costs and tradeoffs.
  4. Get pre-approved. If FHA fits and you qualify, you receive a pre-approval letter to shop with.
  5. Stay informed. After you are under contract, I keep you and your agent updated until closing.

Common questions about FHA loans in Downey

Do I have to be a first-time buyer to use an FHA loan?
No. FHA loans are open to repeat buyers too. The main requirement is that you plan to live in the home as your primary residence.

How much do I need for a down payment with FHA?
FHA allows a lower down payment than many conventional loans. The exact amount depends on your credit and the price of the home, so we go over your numbers together when we review your situation.

Can a family member help with my down payment?
Often, yes. FHA allows gift funds from eligible donors, such as relatives. The gift needs to be documented with a gift letter and bank records.

Can I use an FHA loan for a condo in Downey?
Yes, if the condo complex is FHA-approved or the unit qualifies under FHA rules. Send me the address and I can check.

What if I file taxes with an ITIN instead of a Social Security number?
FHA generally requires a Social Security number, but there are separate ITIN home loan programs. Our Spanish ITIN page explains how they work: /prestamos-itin-los-angeles.
