USDA Home Loan Options

Would you consider a home in an eligible rural area if the financing fit your budget? Let’s first check the property location and your household’s eligibility, then compare the options.

How USDA guaranteed loans work

The USDA Single Family Housing Guaranteed Loan Program helps eligible low- and moderate-income households buy a primary residence in qualifying areas. Eligible borrowers may obtain financing without a down payment. Credit, income, repayment ability, property and lender requirements still apply.

Start with the address

USDA eligibility is based on the specific property location. A conversation with a Downey mortgage broker does not mean a home in Downey qualifies. Use the official USDA eligibility tool and confirm the property with the lender.

What should we review together?

  • The property address and intended use as your primary residence.
  • Household income and the applicable area income limits.
  • Credit, existing debts and ability to repay.
  • Total payment, closing costs and applicable program fees.

A no-down-payment loan does not necessarily cover every cost. We’ll review the estimated cash needed and compare available alternatives before you choose a path. Program availability varies by lender.

Would it help to compare your options?
