How would a changing mortgage payment affect your plans? Before considering an adjustable-rate mortgage, let’s compare the initial terms with what could happen later.
An adjustable-rate mortgage may begin with a fixed rate for an initial period. After that, its interest rate can change at scheduled intervals under the loan’s terms. The index, margin, adjustment schedule and rate caps help determine how the rate can change.
Pricing depends on the lender, market and loan terms. Compare actual offers rather than assuming an ARM will cost less. A lower initial payment does not establish long-term affordability.
Plans can change. Refinancing depends on future eligibility, property value and available terms; selling also depends on market conditions. Consider whether the loan remains manageable if neither happens when expected.
